When
you make a booking Algarve Direkt will send you a "Final confirmation
email with a booking reference " Once the email with attached booking form and confirmation email of booking is made we are responsible to you to provide the accommodation as described on our website and your responsibility to us is to pay for it, subject to these below terms and conditions. It
is your responsibility to check this carefully , the exact dates
and the total of nights to make sure this matches your booking and
the confirmation email with all payment details . All payments will be charged (if applicable) at the agreed rate of exchange on the date of our confirmation of booking. Payments:
3 options : Deposit
A
deposit of 35% is required to have the booking confirmed As we have a large amount of enquiries each day we cannot wait too long for the deposit payment. If
the booking is within 8 weeks of arrival the total amount must be paid
immediately Balance

Please
note that with some owner of properties we have different cancellation charges so please ask us which villa as some villas have
different cancellation charges.
Cancellations
must be confirmed in writing by email a and signed by the person who received the
booking form and has done the payment.
Should the full period of rental which has been paid for not
be utilized due to late arrival or early departure, we regret no refund is
possible.
If clients are not satisfied with their villa the day upon arrival, and
they have decided themselves to organize other accommodation, we regret no refund is
possible.
Alterations
If you like to change your booking into another type of accommodation although you have paid
already ,we will issue you new booking forms and
confirmation emails and we will charge you an extra fee for administration
cost of 30 euro.
Passports/Visas
- We cannot accept responsibility for failure to carry valid passports,
visas, licences or other necessary documentation.
Force
Majeure
except where expressly stated in these booking conditions we
cannot accept any liability or pay any compensation where the performance
or prompt performance of our contractual obligations is prevented or
affected by reason of circumstances amounting to force majeure. In these
booking conditions force majeure means any event which we, or the supplier
of the service's) in question could not, even with all due care and
attention, avoid. Such events may include war or threat of war, civil
strife, natural or nuclear disaster, industrial dispute, terrorist
activity, fire, adverse weather conditions, unforeseen local building/roadwork's,
unavoidable technical problems with transport and all similar
circumstances beyond our control. Please see 'Holiday Insurance.' Whilst
we do not exclude or limit our liability for loss or damage sustained by
clients as a result of negligence by our employees or agents, this cannot
extend to actions/omissions by the property owner over whom we have no
direct control. Nevertheless, we will offer all reasonable assistance in
the settlement of any dispute which may arise.
Complaints
whilst we endeavor to make sure that you enjoy your holiday, sometimes
things go wrong.
If you have a problem or query during your holiday,
please bring it to the attention in writing during your holiday stay
and contact us during office hours and hand over the complaint in written
to our office.
Than we can have the opportunity to put it right and forward this to the owner
/ management company of the villa, at the next day.
If you fail to follow this
procedure, we cannot accept responsibility for any claim, as we will have
been deprived of the opportunity to investigate and rectify the problem.
This can be direct with us or by one of our colleagues from the property
management company.
Algarve direkt has no control over building
and road work
and, due to its often intermittent nature, is not always aware when it may
commence. Should building work commence during your stay, we regret we
cannot accept any responsibility or liability, however, you should contact
our staff and or /management company and we will endeavor to find alternative
accommodation.
If building work inside the property is going on as neighbors decided to change there villa or apartment inside , we cannot take any responsibility as this is out of our hands.
Website
Accuracy - we take great care to ensure the accuracy of information
included on our website; however, there may be times when facilities,
which are not under our direct control, may not be available. We will endeavor
to inform you of any such changes in advance, although these
will not in themselves entitle you to cancel your reservation without
penalty. Algarve direkt acts as agent for the owners or management
companies of the villas/apartments featured on this website and whilst we
lay down our own minimum standards of furnishing, decoration and
maintenance, we cannot guarantee that any particular feature will be
available.
Photographs
are intended to give an overall impression of individual villas or resorts.
The company does not accept any responsibility for items of furniture,
etc. which appear in photographs but may have been changed or removed, nor
for any changes to aspects or views since photographs were taken or
descriptions compiled.
Our
Commitment to You - we plan our holiday portfolio months in advance
and occasionally properties are withdrawn by owners or other circumstances
make them unavailable/unsuitable for rental. Fortunately this is a very
rare occurrence but we will advise you as soon as possible and always endeavor
to offer an alternative property of an equal or higher standard
if we are forced to make changes to your holiday plans due to
circumstances outside our control.
Building
work and resulting disturbance from sites close to any properties
featured in our program may occur at any time during the year.
Some
resorts are continuing their development and local works may be taking
place or may be planned.
Where we are aware in advance, as sometimes they just start in certain area's
to do any roadwork's and we do not know these in advance, that such works are
likely to occur during your holiday and may in our opinion significantly
affect your enjoyment, we will advise you.
We will endeavor to offer you
alternative villa accommodation (with you paying or receiving a refund in
respect of any price difference) or if we are unable to offer you similar
accommodation, we will refund an amount all monies paid for your villa/apartment
(excluding
insurance premiums and any amendment charges or any ancillary costs such
as flights or car-hire).
We cannot be held at all responsible for any roadwork's.
Vale do lobo " praca - square " :
Please note when we its written in our description of our Vale do lobo
villas that its "not far from the praca" or maybe "a few
minutes away from the praca" , you can always check with us by email
,and we send a routedescription with the exact plot number of the villa you are
interested in.
( normally we have the plot number already written on our site to
avoid confusion regarding distances to the praca / square , when you book
a villa with us)
As vale do lobo is a resort which over the past years have been extended
quite a lot the exact distances can be better measured for the client when
checking out Google earth.
We cannot be held responsible for the exact distances as written in our
descriptions on our website, as this can be easily checked with having a
look at Google earth.
Monte
da quinta - Quinta do lago:
Please note we do not guarantee any plot number in the resort, you can
let us know your preference number
but we do not guarantee golf views or other type of views of our villas.
All villas are from the similar standard.
Monte da quinta Club : free car hire included :
Where car hire is stated which is included in the rental rate ,please note this is a minimum
of a 7 nights and its a group D / Corsa type / peugeout 206 with aircon.
If the booking is less than 7 days no free car, group D will be included.
Upgrading of the cars :
Upgrade of the group D car can be arranged although we cannot guarentee we
have the higher group available in our rent a car group,
if no higher group is available in our company (even when booked in
advance due to circumstances / accidents, sometime certain cars are no more
available, and we cannot be held responsible for not providing the upgrade
of the higher group, although we try our best for our clients to
provide one.
We are able to rent this through another company by the difference of the
rate of the free group D to the group of your choice.
(For example group F - the price difference of group D , is the amount you
pay upon arival.)
No refund is being givven for not taking the free car group D.
Please note if you have booked an upgrade car and on the last moment you
decide to change to a smaller car , for example again the free car group
D, if we are fully booked we cannot be held responsible for arranging
another car, only when one becomes again available. ( no
refund on the rental rate of the villa will be givven!)
As you the client will loose the right on the free car. As its for us
impossible to arrange on short notice another group D car as all cars have
been pre reserved in our company.
Payments for the Monte da
quinta Club can be made in Pounds Sterling or Euros by cheque, bank
transfer, or Mastercard and Visa credit and debit cards. If deposit
payment has been paid by creditcard than also the final balance will be
done by creditcard.
Credit cards are processed in Euros. * extra charge
If your price has been quoted in Pounds but you wish to pay by credit
card, we calculate the amount at the Pound-Euro exchange rate at the
time of the transaction.
There is a credit card charge of 2.5%.
We cannot be responsible for any extra charges that might be levied by
your credit card company. We charge a 2,5% as thats exactly the rate our
bank charges us.
You can make a booking with the payment of a deposit, with the balance
being paid 8 weeks before arrival. The exact amount of the deposit will
be shown on your quotation. If a balance is not paid in full by the due
date without prior arrangement with us, we reserve the right to cancel
the booking and any deposit is not refundable.
Prices are calculated in
Euros. For the convenience of UK clients wishing to pay in Pounds
Sterling, we also show prices in Pounds.
These Sterling rates are based on a maximum value for the Euro against
the Pound of £0.70. If your price has been calculated in Pounds
Sterling, we reserve the right to increase the price in the event of the
value of the Euro rising above this level.
No
refunds of any paid deposits at the Monte da quinta club / suites
are possible.
If by any change you need to change your reserved holiday dates we
will charge 1x 50 euro fee.
If the price is in an higher period you need to pay the difference of
your booked rate if lower no refund will be givven.
( valid per season year otherwise your reservation will not be valid
anymore.)
Selling of the property
If the owner decides to sell his property and the new owner doesn't want to let out , this is
behind our control, if we are unable to offer you similar
accommodation, we will refund all monies paid for your villa/apartment
Swimming
Pools - most villas enjoy private swimming pools.
Please take great
care by the pool area, especially if under the influence of alcohol, as
accidents may and sometimes do occur.
We recommend that you do not dive
into the swimming pool or use while under the influence of alcohol.
Children must be supervised in the swimming pool area at all times.
Pool heating, (where available) must be requested at time of booking , and
needs to be paid with the final balance payment. or if upon arrival cash
( please we need to be informed before)
Booking fee
For each reservation we charge a standard 15 euro
booking fee. ( for cost of banking etc)
